Frequently Asked Questions

 

We can we take possession of the land?
Immediately. As soon as you sign the agreement you may utilize the land. During the initial period, we require notification before any major improvements are made and before anything is removed from the land. However, with proper notice, our customers have built homes, installed wells and septic tanks, and made other major improvements while in the initial lease-option period (you're right - of course we don't mind because that only insures that we'll get paid!).
 
What if we make a down payment?
If you would rather proceed directly into title, you only need to put $4,000 down. This amount protects us from the cost of recovering our title should our customer change their mind.

What if we pay cash?
We offer a discount for cash buyers. Typically we will discount the purchase price by ten percent (10%).

Are there any restrictions on what we can do with the land?
Yes, but they’re minimal. Our primary purpose for placing restrictions is to protect neighbors from having to suffer a nuisance of one kind or another. (Unfortunately we have had some customers move an unreasonable number of 'cars to be repaired' onto the property!). We realize that people are looking for property where they can live their life without having the local HOA gestapo agent sending them notices. We're not about that. What if we have credit issues?
Typical credit problems are no problem. Late pays, discharges, repossessions, bankruptcies, and the like present little issue for financing land with us. While we require authorization to check your credit, we rarely actually even do so. Our philosophy is that there is little a person can do to permanently harm the land so if we have to take it back, which rarely occurs, and then we're pretty sure we'll end up with land we can sell again. Don't get us wrong - we appreciate and insist on folks paying their land payment on time, but we also understand that life doesn't always go as planned and bad credit doesn't usually tell the full story.
