During the 1970's, when interest rates hit the high teens, we recognized the need to find financing solutions that went beyond what traditional lenders were doing. We even went as far as to question the typical 'seller-financed' solutions. We struck upon an approach that few used and many criticized - and we perfected it.
Today we have financed literally hundreds, perhaps thousands, of real estate transactions using our special lease option agreement. Our agreement provides a mechanism that allows a purchaser to take possession of the parcel and begin building their future with a very low initial investment.
During this initial period our customers make the same payment they would under any other agreement, but we credit 50 PERCENT of all payments received to the contract, allowing our customers to build their down payment as rapidly as possible.
After approximately one year, we transfer the title to the property to our customer. After title is transferred, we begin calculating the interest and principal under a typical seller financed transaction.
